Annual taxes in France

 


EACH YEAR IN FRANCE YOU HAVE TO PAY :

 

1/ A varying land tax which, depending on towns, is 0.5% to 1%of the construction price of the property.

2 / A television tax charged to each residence: 116 € of financial contribution to public television channels.

3/ A property tax and a waste disposal tax which, depending on towns, is 0.5% to 1 % of the construction price of the property.

4/ A wealth tax (ISF) which is dependant on the price of the building minus the loans contributing to its financing.

From 770.000 € to 1.240.000 € = 0, 55 %
From 1.240.000 € to 2.450.000 € = 0, 75 %
From 2.450.000 € to 3.850.000 € = 1, 00 %
From 3.850.000 € to 7.360.000 € = 1, 30 %
From 7.360.000 € to 16.020.000 € = 1, 65%
More than 16.020.000 € = 1, 80 %

 

 

5/ An income tax based on three times the land-value of the real estate if the country you live in has not made a special double tax agreement with France :

From 5.515 € to 11.000 € = 5,5 %
From 11.000 € to 24.432 € = 14 %
From 24.433 € to 65.500 € = 30 %
And more than 65.500 € = 40 %

6/ An income tax on the rental income you earn from renting out your property.

 

WHEN RESELLING THE PROPERTY

7/ A capital gains tax, which decreases10% each year starting from the 5th year of the ownership of a property (in the case of a second home). Total exemption of this tax is granted at the end of 15 years.

This capital gains tax is:

18% for the EU resident
29% for the French resident
33.33% for the other countries

 

WHEN PURCHASING PROPERTY

8/ An added value tax (called T.V.A.) of 5.5% for repairs and restoration and of 19.60% for expansions of the residence.

 

IN THE CASE OF DECEASE: INHERITANCE TAX

9/ An inheritance tax, which will be paid by your children. It is progressively determined by the percentage inherited by each child:

20% for inheritances of up to 520,000 €
30% for inheritances of 520,001€ to 850,000 €
35% for inheritances of 850,001€ to 1,700,000 €
40% for inheritances beyond 1,700,000 €
